IQ works with our clients to put together initial designs from wish lists and personal ideas they may have. These ideas are then worked into initial sketch designs.

We will advise on design and the key features that make a home special.

The design will take into consideration the site, its location, views, planning and site constraints and topography.

Once sketch designs are approved we provide budget costs for consideration and obtain an initial structural appraisal to establish the viability of the scheme.

Our design partners will on behalf of our clients deal with initial planning enquiries right through to applications submitted and monitored.

Full working drawings and Building Regulation applications will then follow.
